EXPERIENCED PROPERTY MANAGER – CALGARY

Job Description

Avenue Commercial has an exciting opening in our Calgary location for an experienced Property Manager.

Education

University Degree in Business Administration, Commerce or Real Estate or a combination of education and 3-5 years practical experience in real estate management and leasing specifically dealing with office, retail, industrial properties or with commercial and residential condominiums or residential apartments and housing. Holding any of the following professional designations, CPM®, RPA® or working toward such would be an asset. An Alberta Real Estate Associate license (Property Management) is a prerequisite to be eligible for this position as is a clean driver’s abstract and dependable transportation.

Job Duties

  • Reports directly to the Vice President of Real Estate
  • Responsible to manage a portfolio of mixed use properties in the Calgary area as assigned from time to time – this may include office, retail, industrial properties as well as commercial or residential condominium properties or residential properties
  • Manage subordinate administrative and building operational staff
  • Create and maintain at all times, positive business relationships with owners, clients, tenants, suppliers and service providers
  • Analyze costs and prepare annual income, expense and minor/major capital budgets for each property and obtain Owner approval
  • Prepare and submit monthly property management reports on a timely basis, for senior management and owner review and approval
  • Manage income and expenses for each property
  • Develop, implement and manage cost effective and efficient operational procedures for each property
  • Manage all minor and major capital projects
  • Provide assistance, create and foster a “Team Environment” when working with accounting, administration, leasing, building operations and contract staff
  • Negotiate and maintain all service contracts, ensuring the highest level of service and quality of work
  • Create Health and Safety programs for each property and monitor effectiveness
  • Identify problems and propose/implement solutions in a timely and cost-effective manner
  • Attend and oversee meetings with staff, tenants and contractors when necessary
  • Attend after-hours condo board meetings when necessary
  • Travel between properties will be necessary
  • Performs other duties as assigned from time to time

CONCIERGE / SECURITY OFFICER – CALGARY

Key Qualifications:

  • High School Diploma. Post-secondary education in a related field is an asset.
  • Minimum two (2) years’ experience as a security officer.
  • Have own dependable transportation.

Responsibilities

  • Reports directly to the Senior Building Operator(s)
  • Responsible to provide competent concierge/security services.
  • Maintain and implement an expected level of services as required from time to time and deliver such services in a safe, healthy, reliable and consistent manner.
  • Create and maintain at all times, positive business relationships with owners, clients, tenants, suppliers and service providers.
  • Report any building deficiencies, tenant concerns or other problems to the Senior Building Operator.
  • Oversee and supervise contractors and service providers entering and leaving the building and making use of the building’s loading dock facilities. Install/remove the padding in freight elevator as required.
  • Maintain and foster a “Team Environment” when working with building operators and contract staff.
  • Maintain daily log books pertaining to visitors and contractors.
  • Create, maintain and submit daily shift report on activities to the senior building operator.
  • Maintain card access system and records.
  • Issue / terminate building passes as required.
  • Program building operating hours into the building security system.
  • Post and or deliver Tenant Notices as required.
  • Co-ordinate tenant service requests with building operations staff
  • Follow-up with tenants regarding satisfaction level for services rendered.
  • Act as Chief Fire Warden in the absence of the senior building operator and participate in the building emergency response team and procedures in the event of fire and life safety situation. Ensure that the building is effectively, efficiently and safely evacuated as required.
  • Perform other duties as assigned from time to time.

BUILDING OPERATOR – CALGARY

Job Description & Development: Avenue Commercial Real Estate Solutions is seeking a qualified 5th Class Building Operator to join our property management team in Calgary, Alberta. University Degree in Business Administration, Commerce or Real Estate or a combination of education and 3-5 years practical experience in real estate management and leasing specifically dealing with office, retail, industrial properties or with commercial and residential condominiums properties. Holding any of the following professional designations, CPM®, RPA® or working toward such would be an asset. An Alberta Real Estate Associate License (Property Management) is a prerequisite to be eligible for this position, as is a clean driver’s abstract and dependable transportation.

Basic Qualifications:

  • High School Diploma or GED. Post-secondary education in a related field is an asset.
  • Current 5th Class Power Engineering ticket or Building Operator ‘A” Ticket.
  • 3-5 years of experience in Building Operations related to a mixed portfolio of office, retail, industrial and commercial condominium properties.
  • Valid Driver’s License with clean abstract.
  • Have own dependable transportation.
  • Experience working with automated systems and BMS technology. (plumbing, electrical, mechanical, HVAC.)
  • Good handyman aptitude for minor building and system repairs.
  • Independent self-starter with the ability to work independently with minimum supervision.

  • Travel to the properties to conduct daily, weekly, monthly checks of properties and equipment.
  • Report any deficiencies or other problems to the Senior Building Operator.
  • Monitor work in progress for assigned projects ensuring health and safety standards are being adhered to at all times.
  • Oversee and supervise contractors and service providers.
  • Maintain and foster a “Team Environment” when working with accounting, administration, other building operators and contract staff.
  • Participate on a rotational basis in the after-hours on-call service provided to the properties.
